FRANK GALLAGHER is President of The FGX Group, LLC, a consulting company focused on commercial real estate based in Wayne, PA.
Frank has almost 30 years of construction and project management experience with several leading area construction managers, a large financial institution, and private development companies. He has undertaken numerous types of projects including mixed-use, healthcare, institutional, industrial, corporate, and retail. His experience working for several general contractors in the Philadelphia region spans 16 years and Frank has managed over $400 million in assets.
Frank’s strengths include directing and coordinating pre-development and construction activities. He has broad based skills in planning and organizing projects, and oversees budgets for new construction and renovation projects. His deep experience brings an ability to focus on value engineering while optimizing long term value and operations. Frank is a collaborator and team player and creates a rapport and trust in his relationships while driving the process with contractors and designers to complete projects on time and within budget.
Frank holds a Bachelor of Science Degree in Civil Engineering from Villanova University. He received his Professional Engineering License in 2002 as a Civil Engineer (inactive status). He also received certification as a Project Management Professional (PMP) and earned his LEED Green Associate credential, both in 2010.
Frank also volunteers for the Community Design Collaborative, a pro bono group providing design services for non-profit organizations throughout Philadelphia, PA.
During his downtime, Frank spends time with his daughter Brooke. He also enjoys snowboarding, soccer, football, basketball, softball, and golf.

STEVE LEESMAN is a Project Executive at The FGX Group, LLC, a consulting company focused on commercial real estate based in Wayne, PA.
Steve supports property owners by providing them appropriate planning, financial oversight, and management services for their developments, renovations, or various facility related project needs. He possesses in depth business and administrative knowledge and expertise.
Steve has more than 35 years experience in real estate, development, construction, facilities management, budgeting, cost analysis, strategic planning, asset management, procurement, and administrative services. He has provided comprehensive business services to successfully help improve college campuses, corporate holdings and their real estate portfolios.
Steve earned a Bachelor of Science in Mechanical Engineering from the University of Cincinnati. He holds a real estate license in the State of Ohio, is a member of the Cincinnati Board of Realtors, and a member of the International Facility Management Association.
When he is not spending time with his wife, Steve enjoys playing golf. Hopefully Frank can take some tips from Steve someday.
BUD EMIG is a Project Executive at The FGX Group, LLC, a consulting company focused on commercial real estate in Wayne, PA.
Bud supports property owners and retail businesses by identifying and evaluating ideal location sites for new build projects, managing the architect and general contractor bid process, and overseeing all subsequent aspects of commercial real estate development.
Bud has more than 26 years of construction and project management experience, including 17 years engaged in commercial and retail development. His strengths include pre-construction planning and scheduling, budgeting and proforma development, preparation of RFPs and the bid process, and construction oversight.
He earned a B.S. in Civil Engineering and Land Surveying Technology from Spring Garden College. Bud is a member several industry groups, including: ICSC – International Conference of Shopping Centers; Chester County Economic Development Council; the National Association of Realtors, SRES: Senior Real Estate Specialist Accreditation; Suburban West Real Estate Association – Commercial Chapter; and the Cape May County Realtors Association.
Bud has been a member of the Philadelphia Mummers Association for 40 years, including serving as Captain of the B. Love Strutters Brigade for the 16 th year in a row. He also enjoys playing golf, travel, hiking, and charity work.
